Staging is Back - The Return to "Old School" Sales Tactics

Staging is Back
For the past several years, Toronto’s condo market has strongly favoured sellers. Units sold quickly, inventory was limited, and buyers (and renters) often made decisions based primarily on availability.
But the market has shifted.
A recent Globe & Mail article highlighted what many across the real estate industry are experiencing firsthand: rising unsold condo inventory, increased price reductions, and a renewed appreciation for “old school” sales tactics to help move units.
The Shift Toward a Buyer’s Market
As mentioned in the article, thousands of newly completed condo units in Toronto remain unsold. As a result, developers are introducing more attractive incentives, price reductions, and implementing creative strategies to draw buyers back into the market.
But pricing alone is not always enough to motivate buyers.
Today’s buyers have something they haven’t had in years: time and choice. They’re comparing layouts, finishes, neighbourhoods, amenities, and overall value more carefully than before. In a market where inventory is more readily available, buyers are far less inclined to settle for an empty white box.
That’s where staging becomes incredibly powerful.
Why Staging Matters More in Today’s Market
Some of the most insightful pieces of the article came from Sharon Edwards, a salesperson with Baker Real Estate, who perfectly captured one of the key benefits of staging:
“Nobody knows the size of a queen-size bed… until you actually see it in place.”
Most people struggle to visualize scale, layout, and functionality in an empty unit. Even beautifully designed condos can feel cold, awkward or difficult to interpret without furniture and styling to provide context.
Staging helps buyers understand:
How a space can function day to day
How furniture fits within the layout
How rooms can feel warm, comfortable, and livable
The lifestyle they could experience there
In many cases, staging can actually make a space feel larger and more inviting than an empty unit.
Empty Units Don’t Tell a Story
An unstaged condo asks buyers to do all the imaginative work themselves - which, for many people, doesn’t come naturally.
Staged units create more opportunity for an emotional connection. They feel more memorable, stand out more during showings, and are far more likely to be remembered after buyers have viewed multiple listings.
Staging Is No Longer Just an Upgrade
Once viewed as an added luxury or final finishing touch, staging has become an integral part of a successful marketing and sales strategy.
Developers, realtors, and investors are recognizing that professionally staged spaces:
Photograph & present better online
Generate stronger first impressions
Increase engagement during showings and open houses
Help listings stand out in a saturated market
Encourage stronger emotional connections with buyers/renters
And in slower-moving markets, emotional connection becomes one of the most influential factors in driving purchasing decisions.
What This Means for Developers and Sellers
As the market continues to evolve, presentation is becoming one of the clearest differentiators between listings that sit and listings that sell.
Pricing and incentives still matter, but buyers are increasingly choosing homes based on emotional response, lifestyle alignment, and overall presentation.
At Glassbox, we work closely with developers, realtors, and property owners to create spaces that resonate with buyers/renters. Our goal is always the same: to help people see the full potential of a space the moment they walk through the door.
Because in today’s market, how a property feels can be just as important as how it’s priced.
